Alembic Cloud Forest Builder

Alembic Cloud Forest is developed by Shreno Limited, the Alembic group company named as promoter on the project's registration, PRM/KA/RERA/1251/446/PR/250625/007869. The marketing you will have seen carries the Alembic Real Estate name. That is a group-level brand used across Alembic group companies for their real estate work, not a single legal entity, and it is not the name on the registration. For a buyer committing to a home that completes in 2029, the entity on the other side of the agreement is one of the few things that can be settled with certainty on day one, and here it is Shreno Limited.

This page sets out who that company is, where it sits in the Alembic group, what it has built in Bengaluru, and what its filed financial position does and does not tell you about this project.

The name, and why it matters

Shreno Limited was incorporated on 19 December 1944 as Alembic Glass Industries Limited and took its present name in 2006. That is an eighty-year-old company, and the two names matter practically rather than historically: older title documents, older approvals and older correspondence relating to Alembic land in both Gujarat and Karnataka can carry the earlier name. If you are reading documents for this project and encounter Alembic Glass Industries Limited, that is the same company as Shreno Limited, renamed.

Where Shreno Limited sits in the Alembic group

The Alembic group is an old Gujarat business house with interests across several listed and unlisted companies. Shreno Limited is the group company that holds this project. It is an associate of Alembic Limited, and the two companies share a common holding company, Nirayu.

Three distinctions are worth holding on to, because a lot of writing about this project blurs them.

  • Shreno Limited is the promoter. The registration, the land, the project cost and the quarterly progress obligations all sit with this company.
  • Alembic Real Estate is a brand. It spans the group's real estate work and is shared across more than one Alembic entity. It is a marketing identity, not the counterparty on your agreement.
  • Other companies sharing the Alembic name are separate companies. Several are large, and some are listed. None of them carries a stated liability for this project, and their revenues and balance sheets are not a comfort you are entitled to rely on when you buy here. What you are entitled to rely on is what Shreno Limited itself has filed, which is set out below.

The Bengaluru record

Urban Forest, registered under PRM/KA/RERA/1251/446/PR/171031/001137 and approved on 31 October 2017, is Shreno Limited's only other Karnataka project registration and the Alembic group's only Bengaluru delivery. It stands in the same neighbourhood as Alembic Cloud Forest, it is finished, and it is occupied.

That is the entire local record, and this page will not inflate it. One delivered project is a narrow base on which to judge a three-tower, 34-floor build. It is also, however, an unusually useful one, because it is close by and you can inspect it. How the common areas have worn, how the services have been maintained, what handover and snagging were like for the people who bought there - all of that is available to anyone willing to spend an afternoon walking it and talking to residents. Most buyers evaluating a developer never get that opportunity.

Two complaints have been recorded against this promoter. Both are on Urban Forest, both were filed in July 2019, both concern refunds on cancelled flats, and both have been disposed of. Alembic Cloud Forest itself carries none.

Outside Karnataka, the brand's residential addresses are in Vadodara, Gujarat, among them Samsara, Shangri La, Veda, Veda II and Kiara.

Financial standing, on what is filed

This is the part of a developer page that most often goes wrong, so it is worth being precise about what is actually established for Alembic Cloud Forest.

Filed positionDetail
Total project cost₹881.96 Cr, being land ₹322.17 Cr and development ₹559.79 Cr
Borrowing against the projectNone declared
Mortgage on the projectNone
Litigation on land, khata or propertyNone declared
Land ownershipShreno Limited, 100%, on every survey number - no joint-development agreement, no landowner share, no co-promoter
Certificates filed at registrationThe chartered accountant's, the architect's and the engineer's certificates required of a promoter
Accounts filed at registrationThree years of audited accounts

Read that table for what it is. A promoter that has funded a ₹881.96 Cr project without declaring borrowing or a mortgage, that owns the land outright rather than through a development agreement with a landowner, and that has filed three years of audited accounts alongside the statutory certificates, is disclosing a straightforward position. Sole ownership in particular removes a whole class of problem that troubles joint-development projects in this city, where the developer and the landowner can end up disagreeing about shares, timelines or approvals long after buyers have paid.

It is not a guarantee. A clean declared position at the time of filing is a starting point, and the quarterly progress position published against this registration is how you keep checking it.

What this means for Alembic Cloud Forest

The counterparty is clear and verifiable. Shreno Limited, CIN U26100GJ1944PLC000345, promoter on PRM/KA/RERA/1251/446/PR/250625/007869. Check that the entity named on your allotment letter and your agreement is that company.

The land position is as simple as this city gets. One owner, 100%, no joint development, no co-promoter, no declared litigation on land, khata or property.

The Bengaluru experience is real but thin. One delivered project, standing nearby, with a clean record and two disposed complaints about cancellation refunds. Weigh that honestly against the scale of what is being built here.

The group name is not the promoter's balance sheet. Judge this project on Shreno Limited's filed position and on the quarterly construction and sales progress, not on the size of other companies that share the Alembic name.

Verify it for yourself

The registration is public. Look up PRM/KA/RERA/1251/446/PR/250625/007869 at rera.karnataka.gov.in, searching under the registered project name Cloud Forest rather than the marketing name, and check that the promoter reads Shreno Limited and the completion date reads 31 October 2029. The same registration carries the promoter's quarterly progress returns, and reading the most recent one is the single most useful ten minutes of diligence available to a buyer at Alembic Cloud Forest.

Alembic Cloud Forest FAQs

Is Alembic Cloud Forest mortgaged or borrowed against?

No borrowing is declared against the project and there is no mortgage on it. The filed project cost is ₹881.96 Cr, being ₹322.17 Cr of land and ₹559.79 Cr of development.

Has the Alembic Cloud Forest completion date ever been extended?

No. The date filed at registration, 31 October 2029, stands unchanged, with no statutory extension, no pandemic-related extension and no modification to the sanctioned plan recorded against it.

Are more towers planned at Alembic Cloud Forest?

The developer's master plan shows two further blocks, D and E. Neither is registered with Karnataka RERA as at September 2026, and no launch date or unit count has been published. Buy the three registered towers on their own merits and do not pay today for what has not been registered.

Does Alembic Cloud Forest have a clubhouse?

This is the one genuine conflict on the project and it is published here as one. The developer's material promises an exclusive clubhouse. The registered amenity schedule affirmatively declares Club House: No and Community Hall: No, while declaring a party hall of 84 sq m, indoor sports of 470 sq m, outdoor sports of 1,175 sq m, a swimming pool of 310 sq m and parks of 645 sq m. No verifiable clubhouse area is published anywhere, so no square footage appears on this site. If the clubhouse matters to your decision, have its scope and its handover date written into the agreement.

What amenity infrastructure is declared for Alembic Cloud Forest?

The registered schedule declares outdoor sports of 1,175 sq m, indoor sports of 470 sq m, parks of 645 sq m, a swimming pool of 310 sq m, a party hall of 84 sq m, water and sanitation infrastructure of 855 sq m, power backup of 280 sq m and electrical infrastructure of 224 sq m, along with a gymnasium and CCTV.
